Real Estate Investment & Development Platform · Toronto
Drawing on more than four decades of real estate experience, Worsley Urban works with landowners, investors and strategic partners to identify opportunity, manage complexity and create enduring value across the Greater Toronto Area.
Capabilities
Worsley Urban brings together ownership experience, development capability, construction knowledge and strategic relationships to lead real estate opportunities from initial evaluation through completion and ownership.
Worsley Urban pursues opportunities to acquire and actively manage income-producing real estate, with an initial focus on multi-tenant industrial and neighbourhood commercial properties. We look for well-located assets with durable tenant demand and opportunities to create value through leasing, repositioning, redevelopment and disciplined management.
Evaluating land, establishing the strategy and leading opportunities through planning, approvals, construction and completion. Four decades of building in the Greater Toronto Area inform every decision, from the first look at a site to the day it opens.
Applying an owner's perspective to leasing, repositioning, capital improvements, budgeting and construction. The same discipline that protects a development schedule protects the income of a building already standing, and both are managed for value over the long term.
Working with landowners, investors, family offices and institutional partners to pursue aligned real estate opportunities. Each opportunity is shaped around what each party brings, whether that is the land, the capital or the ability to execute, and around a shared view of the outcome.
Our Approach
Real estate value is created by recognizing both the potential of a property and a practical path to realizing it. We evaluate each opportunity through the land, the market, the economics and the people involved.
Worsley Urban brings the perspective of an owner, investor, developer and builder. Our development experience is part of a broader real estate skill set, applied as readily to acquiring and improving existing income-producing properties as to building new ones. We pursue opportunities where the fundamentals are sound, the interests are aligned and our experience can make a meaningful difference from strategy through execution.
Investment Focus
If you are a broker, an owner or a partner with something that fits, we would rather hear about it early.
Well-located properties with diversified tenancy, durable demand and opportunities for active management and NOI growth.
Necessity and service-oriented retail serving established communities with durable local demand.
Select development, redevelopment and landowner partnership opportunities where Worsley's experience can materially improve the outcome.
Working Together
The measure of this platform is not what has been built, but what it makes possible for the people we work with. Wherever you sit in a real estate opportunity, this is what a conversation with Worsley can lead to.
If you own land or an underused property, Worsley can evaluate its potential, lead entitlement and development, structure a partnership or an acquisition, and carry the project through completion. You bring the property; we bring the path to its value.
Worsley pursues select acquisitions alongside aligned private capital, on a property-by-property basis, with clear terms and disciplined underwriting. Each opportunity stands on its own merits rather than inside a blind pool.
Lenders work with an experienced sponsor who has borrowed, built and repaid through full market cycles, and who manages budgets, schedules and completion risk with a builder's practicality.
For institutions holding or pursuing real estate in the Greater Toronto Area, Worsley can act as a development and execution partner, sourcing, entitling, repositioning and delivering projects where local experience determines the outcome.
Our Experience
Our track record reflects decades of experience across acquisition, investment, planning, development, construction and ownership throughout the Greater Toronto Area. These projects demonstrate our ability to execute. They inform, rather than define, what Worsley pursues next.
Commercial, Industrial & Income Property
Alongside the residential communities below, Worsley Urban and the Longo Group have delivered commercial and industrial development across Toronto, Mississauga, Markham and Vaughan, and have held income properties over the long term. That ownership experience, not only the building of it, is why industrial and neighbourhood commercial investment is where Worsley is focused today.

Toronto
Worsley carried 2699 Keele from acquisition strategy through planning and rezoning to full approval: a 417-unit mixed-use project brought to a shovel-ready position. Securing approvals at this scale is among the most demanding value-creation exercises in Toronto real estate, and the value here was created through entitlement and development strategy before a shovel touches the ground.

Roncesvalles Village
A constrained main-street site in an established low-rise neighbourhood, the kind of parcel where the planning context, not the land, decides whether a project is possible. Worsley acted as both developer and construction manager, carrying the approvals and the build under one roof and delivering 93 units and four townhomes. It demonstrates the ability to earn density in a sensitive context and then build it out without handing the risk to anyone else.

St. Clair West
A transit-served corridor midway through its transformation, where the opportunity was to add scale and street-level commercial to a stretch that had neither. Worsley acted as developer and delivered 116 units over grade-level retail. It demonstrates the mixed-use execution that carries directly into neighbourhood commercial ownership: understanding what a tenant needs at grade, and what a community will actually support.

The Beach
An infill site in one of Toronto's most protective neighbourhoods, where approvals turn on the confidence of the community as much as the merits of the plan. Worsley acted as developer and delivered 60 units at a scale the street could absorb. It demonstrates the patience the smaller sites demand, and that the right answer is not always the largest one.

Church & Wellesley
Totem Condominiums is an 18 storey residential development comprising 145 units, located beside Wellesley subway station in downtown Toronto. Delivered on a compact urban site, the project reflects our experience in planning, managing and executing complex infill developments in established neighbourhoods.

Heritage
The Longo family's building history began in 1921. Worsley Urban carries that experience forward as a real estate investment and development platform, grounded in practical knowledge, disciplined execution and enduring relationships.
The Longo family enters the real estate industry, beginning a century-long story as builders, developers, managers and brokers in Toronto and Mississauga.
Residential communities from Roncesvalles to The Beach, commercial and industrial development across the Greater Toronto Area, and income properties held over the long term.
Worsley Urban is led by third-generation developer and investor Dino Longo, drawing on more than four decades of experience across real estate ownership, investment, development and construction.
